Is there asbestos present in your property?

If you are unsure about the presence of asbestos in your property, there are several methods to find out. Here are some options:

  • Conduct an asbestos inventory: An asbestos inventory is a survey in which an expert checks whether asbestos is present in your building. This survey is mandatory if you want to demolish or renovate a pre-1994 building. If you want 100% certainty about the presence of asbestos, you can also have an asbestos inventory performed.
  • Consult the asbestos inventory report: If you have purchased a property and an asbestos inventory has been performed, you can view the asbestos inventory report to check if asbestos is present in the building.

 

How risky is asbestos?

Asbestos is a hazardous substance that used to be commonly used in building structures. The material can cause serious health problems, such as lung cancer and asbestosis. When inhaled, asbestos fibers can enter the lungs and become trapped there. As time passes, this can lead to damage to lung tissue, which can eventually cause lung cancer.

 

What should you do if asbestos is present in your premises?

When you discover asbestos in your property, it is important to take action right away.

Here are some steps that are important to follow:

  • Call in a specialist for asbestos removal: It is not wise to remove asbestos yourself. This is a dangerous task that should only be performed by an expert. The specialist knows exactly how to safely remove and dispose of the asbestos.
  • Inform the municipality of the presence of asbestos: If asbestos is present in your property, you are required by law to report it to the municipality.
  • Clean the premises thoroughly: After removing the asbestos, the premises should be carefully cleaned. This should include removing all dust, as asbestos fibers may be present in it.

What does asbestos remediation cost?

The cost of having asbestos removed can vary considerably. It depends on the amount of asbestos present and the method of removal. Therefore, it is not possible to give an estimate of the cost per square meter.

 

As a business, am I entitled to asbestos subsidies?

There are no subsidies available for having asbestos removed. However, there is a Stimuleringsfonds Volkshuisvesting (SVn) whereby you, as a property owner with an asbestos roof, can qualify for a loan to have asbestos removed. This scheme can only be applied for through the municipality or province, provided your municipality participates in this scheme.

 

When are you required to have asbestos removed?

In accordance with current Dutch legislation, it is mandatory to have asbestos removed by a certified company before renovation or demolition work is carried out on a pre-1994 building.

Should I have asbestos removed by a certified asbestos removal company?
