Asbestos inventory: how does this process work?

Asbestos inventory is mandatory when you want to have a pre-1994 property remodeled or (partially) demolished. The inventory, remediation and (partial) demolition of the building must be done by certified companies.

What is asbestos inventory?

Asbestos inventory involves mapping all asbestos-containing materials and products. Before this can be performed, there is first a desk research (preliminary investigation). In this research, building drawings and any older asbestos inventory reports are studied. The property manager and occupants may also be interviewed.

An expert asbestos inventory technician (DIA) goes to investigate, finds the asbestos and takes a sample. The sample is then analyzed by an independent laboratory. The result of the analysis is then incorporated into the asbestos inventory report.

The report must comply with SMA-rt database rules and guidelines. The report includes:

  • The degree of presence of asbestos within the building or property.
  • The risks to building occupants.
  • The level of risk to the asbestos removal company.
  • Safety regulations for asbestos remediation.

 

Can all the work be done by one party?

No, we may not prepare the asbestos inventory report and then remove the asbestos and perform the demolition work. We may, however, commission a company to conduct an asbestos inventory and prepare a report. Based on the report, we can remediate, demolish, renovate and prepare the site for construction.

In addition to the asbestos removal plan and notification to the municipality, we also create a complete demolition safety plan.

No, there are different types of inventories available. It depends on your unique situation. Below, we explain the three different types of asbestos inventories to you briefly and powerfully.

What are the three different types of asbestos inventories?

 

Quick scan (formerly type-0)

An asbestos inventory company checks a building or object for asbestos during a quick scan (brief investigation). During this survey, no objects or materials are dismantled or deliberately damaged. However, it is common for samples to be taken when in doubt. These samples are then analyzed in a laboratory.

A quick scan primarily occurs for property owners who want to sell their property and would like to find out whether or not there is asbestos in the property before the property is sold.

 

Visual inventory (formerly type-A).

A visual inventory involves surveying all asbestos-containing materials that are visible. Samples are taken from the material that may have minor damage. The samples are then sent to the lab and analyzed.

 

Destructive inventory (formerly type-B).

The destructive survey is much more extensive than the two previously mentioned surveys. When a building or object is to be (partially) demolished or renovated, a destructive survey must be performed.

A close look is then taken to see if asbestos-containing materials are present in the building or property. For example, openings are made in roof structures, ceilings and walls and are carefully examined. After the examination, samples are sent to a lab and examined.

Is asbestos inventory required?

Under current Dutch law, an asbestos inventory by a certified company is mandatory before any renovation or demolition work is performed on a pre-1994 building.

 

Should I have asbestos removed by a certified asbestos removal company?

Yes, as a company, you must have the asbestos removed by a company certified in accordance with the Asbestos Remediation Process Certificate. We are certified and that is why we are allowed to help you remediate asbestos in your building or property.
