Do I have asbestos in my building?

If you are in doubt about whether asbestos is present in your building, there are several ways to find out. Below are some options:

  • Get an asbestos inventory: An asbestos inventory is an investigation in which a specialist checks whether asbestos is present in your building. This survey is mandatory if you want to demolish or renovate a pre-1994 building. However, you can also have an asbestos inventory performed if you just want to be sure whether asbestos is present.
  • Consult the asbestos inventory report: If you purchased a property and an asbestos inventory was performed, you can consult the asbestos inventory report to see if asbestos is present in the property.

 

How dangerous is asbestos?

Asbestos is a dangerous material that was widely used in buildings in the past. The material can lead to serious health problems, such as lung cancer and asbestosis. The fibers of asbestos can enter the lungs when inhaled and remain there. Over time, this can lead to damage to lung tissue, which can cause you to develop lung cancer.

 

What should I do if I find asbestos in my building?

If you find asbestos in your property, it is important to take immediate action.

Below are some of the steps you need to take:

  • Have asbestos removed by a specialist: Asbestos removal is not something you should attempt yourself. It is a dangerous job that should only be done by a specialist. This specialist knows exactly how to safely remove and dispose of the asbestos.
  • Report the presence of asbestos to the municipality: If asbestos is present in your property, you are required to report it to the municipality.
  • Clean the premises: After the asbestos is removed, the premises must be thoroughly cleaned. This involves removing all dust, as it may contain asbestos fibers.

How much does it cost to have asbestos removed?

The cost of having asbestos removed can vary widely. It depends on how much asbestos is present and how it needs to be removed. Therefore, we cannot give you an estimate of how much removal will cost per m2.

 

Can I get a grant to have asbestos removed?

There are no subsidies available for having asbestos removed. However, there is a Stimuleringsfonds Volkshuisvesting (SVn), where you as the owner of a building with an asbestos roof can get a loan for the removal of asbestos. This scheme can only be applied for through the municipality or province if your municipality participates in this scheme.

 

When should you have asbestos removed?

Under current Dutch law, having asbestos removed by a certified company is mandatory before any renovation or demolition work is done on a pre-1994 building.
